Preparation of Land Registry compliant lease plans

Since 13 October 2003 all new leases granted for terms over seven years, or existing leases sold or assigned with seven or more years left to run, must be registered with Land Registry. As part of the registration, compliant Lease Plans must be included that fulfil the criteria set out in Land Registry Practice Guide 40. Key requirements are that plans should:
• be drawn to scale, and show the scale clearly on the plan
• be metric and not be enlarged or reduced on the photocopier
• show a ‘North’ point
• not be marked as being "for identification only"
• show the general location of the property in relation to surrounding roads, and other features
• show the property accurately on the plan – edged, coloured or hatched
• Show the position of the property in relation to part of a larger property if appropriate
• show different floor levels if appropriate
• show buildings in their correct (or intended) position
Since the new legislation came into force Workman has assisted its clients by providing compliant plans quickly and cost effectively, whether this be a desk top exercise or if a measured site survey is required.
