The Wilton Centre, Middlesbrough

Summary:

The property is a fully operational petrochemical research and devlopment facility. It was acquired from ICI who wished to remain in occupation of much of it; other occupiers were all previous ICI departments now sold off to other chemical companies and allowed to remain on short term Licences. Situated south of Middlesbrough, the estate included over 500,000 square feet of offices, laboratories and industrial units, all fully serviced and with centralised catering, printing, postal services and security.

Workman was appointed to take on the facilities management of the site and to create an environment that the occupiers would want to remain in, despite the fact they were no longer all working for the same company. The short term "all in one" licences were renegotiated over a period of years into more recognisable commercial leases with service charges. The central services continued to be run in an improved and more cost effective manner. Some of the central facilities such as catering or printing services were converted in to stand alone businesses and then sold off to external companies who took leases to remain in occupation.
